  • If you’re financing your purchase, I typically recommend working with a mortgage broker over a bank. Brokers have access to a wider range of lenders and often secure better rates. I have a trusted network of brokers who’ve consistently delivered great results for my clients, and I'm happy to connect you.

  • Beyond your down payment, set aside 3–5% of the purchase price for closing costs. These may include land transfer taxes, legal fees, title insurance, home inspection fees, and more. First-time buyers may qualify for tax rebates, which can help ease the burden.

  • Where you live matters just as much as what you buy. Do you prefer a vibrant downtown setting or a quieter, community-focused neighborhood? Are schools, walkability, or access to transit important? We’ll explore your priorities together to narrow your focus.

  • This is where I bring my expertise to the table. We’ll create a plan to find the right property for you, based on what you want in a home, what’s happening in the market right now, and my proven strategies for securing a deal.

  • Many clients aren’t sure what their budget can actually buy. I like to show you homes at the same price point in different neighborhoods, so you can see the trade-offs for yourself. It’s about finding what feels right for you.

  • Have your deposit funds ready in a major bank checking account for quick access. In a competitive market, you’ll need to act fast. That could mean pre-offer inspections and submitting offers with minimal conditions to strengthen your position.

  • My role is to guide you through negotiations with insight and strategy. I’ll assess the situation and advise when to push hard, or when a softer touch might win the deal. My goal is always to secure the best possible terms for you.
